Pet & Animal Policies

To help ensure ALL of our tenants understand our pet and animal-related policies (No Pet and Animal Policy / Pet Policy / Animal Policy) we require ALL APPLICANTS to complete a third-party screening and review process. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. Please find the category below that best describes you to get started. 

If a pet is allowed, the security deposit amount will increase by $500/pet and you will pay a Pet Administration Fee (“Pet Fee”) of thirty dollars ($30.00) per month for the first pet and twenty dollars ($20.00) per month for any additional pets. A Sample Pet Addendum is available for your review below.

Restricted Dog Breeds: Please note that the following dog breeds will not be accepted as pets: Akita, Alaskan Malamute, Boxer, Bull Mastiff, Canary Dog, Chow Chow, Doberman Pinscher, German Shepherd, Husky, Pit Bull, Rottweiler, and Wolf Hybrid. Applicants with these dog breeds as pets should not apply.

  • No Pets or Animals

    This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process

  • Household Pets

    This is a required application process for anyone that owns a household pet. The pet application fee is $20 for the first pet and $15 for each additional pet. Before proceeding, please make sure that the property you are applying for will accept your type of pet. This information is found in the rental advertisement.

  • Assistance Animals

    This is a required review process for anyone with a non-obvious disability and disability-related need for an assistance animal. This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. Please make sure you are aware of CA state law for submitting a fraudulent accommodation request. There is no cost ($0) to you to submit an accommodation request.
